Why €1000 and not €8000
The honest answer: because I use AI, and I am not going to pretend otherwise.
When an agency quotes you €8,000 for a five-page website, most of that number is not the website. It is a designer, a developer, a project manager, an account manager, and the office all four of them sit in. The site itself is a few days of actual work wrapped in six weeks of meetings.
And a large part of that actual work — writing the markup, building the responsive layout, wiring up the contact form, drafting the copy, generating the SEO metadata, testing it on every screen size — is work that AI now does in minutes instead of days. I use it every day, for hours a day, and I have gotten good at it.
What AI does not do is understand your business. It does not know that half your customers find you through one particular Facebook group, or that the thing you actually want to sell is the maintenance contract, not the installation. It does not make the call on what belongs above the fold. That part is still me, on a call with you, thinking about it.
So €1000 is not a discount, an introductory rate, or a loss-leader. It is what this work honestly costs when it is done this way. I would rather build twelve good sites at €1000 than argue with three clients about an hourly invoice.

A design made for you
Not a marketplace template that three other businesses in your town are already using. Built around your work, your photos, your colours.
Works properly on phones
Most of your visitors will arrive on a phone. The site is designed for that screen first and scaled up, not the other way round.
Genuinely fast
Static pages, compressed images, no bloated page builder. Under a second to load on mobile data. Google measures this, and so do your visitors.
Findable on Google
Proper titles and descriptions, a sitemap, structured data for local business results, and submission to Google Search Console.
A contact form that arrives
Messages land in your inbox, with spam filtering. Plus click-to-call, click-to-email, opening hours and a map if you have a physical location.
GDPR basics handled
Privacy policy, cookie handling, and analytics that do not require a consent banner to begin with.
Hosting and domain set up
I connect your domain, install the HTTPS certificate, and get it live. Hosting is €10/month, or I set it up on your own account and you pay the host directly.
Two rounds of revisions
You see the real, working site — not a flat mockup — and tell me what to change. Twice.
You own all of it
The domain, the content, the code, the accounts. If you want to move to another developer next year, you take everything with you and I will help with the handover.
Invoiced as a single fixed fee: 50% to begin, 50% when the site goes live.

You tell me what your business does, who your customers are, and what you want the site to achieve. I tell you honestly whether €1000 covers it. If it does not, I will say so on this call rather than three weeks in.

A written proposal
One page: the pages we agreed, what each one contains, the timeline, and the price. You send me your logo, photos and any text you already have. 50% invoice.

The first draft, live
Not a PDF mockup — a real website on a real URL that you can open on your phone and show to your business partner. This is where you get your honest reaction.

Two rounds of changes
You send a list. I work through it. Then we do it once more. Most projects need far less than that.

Launch
Domain connected, HTTPS on, Google notified, form tested with a real message. Final 50% invoice. I stay reachable for a month afterwards for anything that comes up.
What €1000 does not buy
A fixed price only works if the scope is honest. These are genuinely different projects, and I will quote them separately — or tell you I am not the right person.
- An online shop with a product catalogue, stock and payments
- A booking system with live availability and calendars
- Anything with user accounts, logins, or a customer portal
- A full brand identity — logo design, print, signage
- Ongoing content: monthly blog posts, social media, ad campaigns
- Photography and video production for your business
If what you need is on this list, tell me anyway. Sometimes the answer is a smaller site plus an off-the-shelf tool, and that is a much cheaper conversation than a custom build.

I'm Mihail. I'm a software engineer — that is my actual day job, building and maintaining production systems where things break in expensive ways if you get them wrong.
Websites for small businesses are what I do alongside that, and I keep it deliberately small: a handful of projects at a time, each one at a fixed price, each one finished. I am not trying to grow into an agency. Growing into an agency is exactly the thing that turns a €1000 website into an €8000 website.
The practical consequence for you is that there is no account manager. You email me, and I reply. When something is broken at 9pm on a Tuesday, it is me who fixes it.
Questions people actually ask
Is it really €1000, all in?
Yes, for the scope described above: up to five pages, delivered and live. The two things that sit outside it are your domain name (about €10–15 a year, paid to the registrar, and you own it) and hosting (€10 a month with me, or nothing extra if you host it yourself).
A site built with AI — is it going to be low quality?
It would be if I handed you whatever came out first. I do not. Every page gets read, cut, rewritten and tested by me before you see it, and I am the one whose name is on it. What AI changes is how long the work takes, not the standard it is held to. Judge the result: open the site on your phone and see how fast it loads.
Will my site look like everyone else’s?
No — I do not work from templates. But I will also not pretend every small business needs an experimental layout. Most of the value is in clear structure, fast loading and text that says the right thing. The design serves that.
Can I edit the text myself afterwards?
By default the site is static, which is why it is fast and why it never gets hacked — but it also means changes go through me. Small text edits in the first year are free. If you want to edit pages yourself, I can connect a simple editor for €300 extra.
What if I need more than five pages?
€150 per additional page, agreed before I start. In practice most small businesses do better with four strong pages than eleven thin ones.
Do I have to write all the text?
No. Send me whatever you have — an old brochure, your Facebook page, a voice note explaining what you do. I will draft the copy and you correct it. Correcting a draft is far easier than facing a blank page.
What happens after the site is live?
A month of support is included for anything that breaks or needs adjusting. After that, small changes are free for the first year if you are hosting with me. Larger changes are quoted, always as a fixed price.
What if I do not like the first draft?
Two rounds of revisions are included, which handles almost every case. If the first draft is fundamentally wrong and we cannot get it right, I refund your deposit and we stop. I would rather lose the money than have a site I am embarrassed by carrying my work.
Can I see something you have built?
Yes — ask on the call and I will send you live examples relevant to your industry.
Which languages do you work in?
English and Bulgarian, for both the conversation and the site itself. A second language on the site is included in the price if you need one.
